3. Details of Submission
We oppose to the current proposed development due to the following reasons.
3.1 Background

The proposed undertaking is based on several reports and assessments of which 3 of them are:

e Traffic Engineering Report (ttm)

e Sustainability Strategy (Cundall)
Some of these reports have errors, significant shortcomings, and avoidances. The result is that the
reports/plans therefore do not address material issues that this proposed development will have
severe negative impacts on the surrounding area which are unreasonable for the community.
Further, a substantial lack or visibility of the council’s mitigating strategy on this development is
leading to speculations that the council will once the development is completed, perform changes in
other parts of the surrounding area to address the shortcomings of the current plans, that are
evident now.
