Callaghan and Toth IWMP Report revised
Callaghan & Toth
3. DESCRIPTION
The site is bounded by residential properties to the north and west, park reserve to the east and
Cooroy-Noosa Road to the south. The site consists of an aged care facility with an existing
carpark, access roads, pathways and an area of native bushland.
This site is subject to the ponding of floodwaters. Cardno undertook a flood study in 2006 for
Noosa Care. This was amended by Cardno and is presented as “Flood Study – Noosa Care –
Carramar (WE17064) dated 24 July 2017. This amended flood study determined the location of
the Q100 year ARI flood line which is generally between the RL 8.0 and RL 8.5m contour lines.
3.1 Proposed Works
The proposed extension of the Cartwright Village will include the addition of new buildings,
carpark and associated landscaping and paths as follows:
Entry building,
Two double storey Villa buildings which contain 4 x Villas (8 bedrooms each),
Service Core building attached to the Villa buildings,
Ten new carparks within the existing carpark, and
Landscaping and pathways.
As a result of these works, stormwater drainage and treatment devices are required to drain the
site, attenuate flows and treat stormwater runoff to acceptable levels.
Plan 1714-01 C shows the catchments identified onsite and general locations of proposed
treatment devices.
