M2677 - IR response
Figure 2 – Artist impression (Prepared by Blackburne Jackson Architects) Accordingly, these proposed changes to the development proposal’s colour and materials are consistent with AO7.5 (e) of the Noosaville Local Plan Code, which seeks the use of understated colours and low-reflective roofing and cladding materials. Item ii) – Eaves on the western side of Buildings 1 and 3 Eaves have been introduced to the western elevations of buildings 1 and 3 in the form of window awnings / overhangs (refer to Figure 3 below). The revised design also includes deep eaves to the northern and southern elevations. The inclusion of the eaves / awning overhangs and additional horizontal screening to the western elevation of Buildings 1 & 3 provides greater solar protection and shading, while also providing additional articulation and visual interest when viewed from the street (refer to Figure 2 above).
