PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 22 JULY 2014
2.2. Site Description
The site currently contains a 2 storey dwelling with a masonry base and either fibre cement
or timber weather boards to the upper storey.
The original natural ground level sloped at an approximate rate of 1:5 diagonally from the
north east corner to the south west corner of the lot. The site has been previously excavated
and modified to accommodate the sub floor which has flattened out the lot.
2.3. Surrounding Land Uses
The surrounding land uses in close proximity generally consist of detached dwellings in the
Detached Housing zone, except for the north-western section of Nairana Rest where a few
unit complexes exist which are remnants of a superseded planning scheme. The adjoining
dwelling is 3 storeys and was constructed lawfully at the time but the anomaly in The Noosa
Plan which allowed this to occur has been rectified. There are 3 storey structures in the
vicinity of the proposal which also exceed the current building height of 8m required by The
Noosa Plan. In this regard the adjoining dwelling and a dwelling 3 doors to the east both
exceed the maximum building height in metres and storeys. Notwithstanding this, the
predominant building height in the area does not exceed 8m and 2 storeys.
