PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 22 JULY 2014

Overlay Provisions
Not Applicable

4. CONCLUSION
Although the adjoining dwelling and a few developments in the surrounding area exceed the
provision for building height in metres and storeys, this is not the predominate character of
the area. Therefore the proposal is not consistent with the character of structures in the area.
The proposal being nearly 10 metres above the natural ground level is not low rise and is
imposing on and has the potential to negatively impact on the adjoining neighbour.
Furthermore, the increased building height is not warranted by the site’s topography, with the
site having a modest slope. There are not sufficient grounds to justify approval despite the
conflict with the planning scheme and therefore the proposal is recommended to be refused.
