Hi,


Please find attached in support of a “Minor Change” application for a proposed Patio at the above
address the following information:


1. Site plan and elevation plan of the proposed patio; and
2. Application fee of $1195.


The subject property is covered by a Council Town Planning Approval (Council ref. TPC 2851).


The proposed patio is designed to be open, with no enclosing walls, gable roof on posts, low pitch,
with a minimal thickness roof structure, and so will have a small profile which will result in minimal
impact on views and outlook for the adjoining properties.


The patio will be located centrally on the lot to ensure it will be located well away from adjoining
residents. In addition, it will largely adjoin open space which will further reduce the visibility of the
patio as seen from adjoining properties. The small patio will provide shade over an area which is
already used for entertainment purposes while maintaining the existing landscape and vegetation
elements of the property. Furthermore, the increased GFA of the patio will remain under the 40%
site cover required as per Council’s approved plans
