Information request response for 108 Black Mountain Range Rd, Black
Mountain.
Dear Blake,
The information below and attachments hereto comprise a partially complete
response to Council’s information request of 12th February, 2021 i.e. all items
have been satisfied but we are still waiting on an updated geotechnical and
effluent disposal report to match the amended Proposal Plans (see 6c below).
1. Provide a plan that indicates the extent of the Landslide Hazard overlay
mapping from the Noosa Plan 2020 and the proposed building envelope.
a. See attached CadCon sketch “208516-04-210312-Lanslide Hazard
Mapping”.
2. Provide a plan that indicates surveyed natural surface levels of the building
envelope on proposed Lot 2.
a. See attached CadCon sketch “208516-04-210312-Spot Levels.pdf”.
3. Provide a plan that indicates the slopes of the building envelope on
proposed Lot 2 based on the surveyed natural surface levels.
a. See attached CadCon sketch “208516-04-210312-Spot Levels.pdf”.
4. Provide additional detail on the preferred location for effluent disposal,
stormwater tanks and the proposed outlet scour protection.
a. See attached CadCon plan “208516-04-02.pdf”
5. Amend the proposed building envelope to facilitate the prescribed
boundary setbacks.
a. See attached CadCon plans “208516-04-01-Rev A.pdf” and
“208516-04-02.pdf”.
6. Amend the proposed plan illustrating a more regular and rectangular
shape for the new lots.
a. See attached CadCon plans “208516-04-01-Rev A.pdf” and
“208516-04-02.pdf”. The lot boundaries have been amended such
that they are now as “regular” as practically possible taking into
account the shape of the existing lot; site topography; vegetation;
existing infrastructure; and access requirements. A practical, viable
building area for Lot 2 is provided.

Government, coordination and liaison with architects, engineers etc, coordination and management of development projects from start to finish.

b. Amended engineering drawings are provided to demonstrate safe,
practical access. See attached Alta Engineering drawings.
c. An amended geotechnical and effluent disposal report will be
provided as soon as it is to hand. Preliminary advice is that the lot
layout is likely to be fit for purpose from geotechnical and effluent
disposal perspectives.
7. Provide a preliminary plan for an environmental covenant for the
ecologically important areas on the lot.
a. See attached CadCon plans “208516-04-01.pdf” and “208516-04-
02.pdf”.
b. Commentary from NCES is provided to demonstrate the efficacy of
the proposed covenants. See attached NCES email “108 Black
Mountain Range Rd Black Mountain ( RAL210003 ).msg”
