Hi Noel,

Please see my responses to your comments below.

Bushfire Report:

*	Distribution – Please change to PSP Developments Pty Ltd
*	Conclusion – Please confirm no BAL ratings apply and that the BLE’s of lots 9 & 10 remain low hazard area. As long as grassland on lot 9 is maintained as short cropped grass then only Lot 8 may be assigned a BAL rating. This would occur if the building is located within 7m of its western boundary due to the presence of the 10m wide rehabilitated waterway. A separation of 20m is required in order for the linear revegetation works to be classed as ‘low threat vegetation’. Good outcome, ie plant rain forest plants and negate the need of BAL rating to houses.

Covenant Plan:

*	Plate B – I don’t see the need to fence the entire covenant area. One fence to the covenants eastern side will achieve what you want that people do not access these areas. Need to think about gate locations to waterway strip. Fence either side of linear waterway to keep stock out on lot 9 and one fence on eastern side of riparian buffer cov area to achieve the same. Noted
*	Maintenance period – Maintenance period of 3 years is too long as I will not be the owner once developed and how do I then maintain someone else’s property? 12 months is much more realistic manageable. We went through this on adjacent lot and Council conditioned 36 months. Maintenance access is provided via clause in the sale contract. Most people are happy to have their land managed at no cost. We can state 12 months and see how we go. Please confirm again. Please go with 12 months
*	Revege methodology – Revege area 1 – point 9. Talks about 24 month maintenance period. Need to be consistent. We can state 12 months and see how we go. Please confirm again. Please go with 12 months
*	Revege methodology – Revege area 2 – point 5. Talks about 12 month maintenance period. Need to be consistent. We can state 12 months and see how we go. Please confirm again. Please go with 12 months

Ecological Report:

*	Distribution – Please change to PSP Developments Pty Ltd ok
*	Executive Summary – fifth dot point from bottom – can we say, the covenant land is revegetated as per the attached Covenant Rehabilitation Plan (CRP). ok
*	5.1.2 Mitigation Measures – can we say, the covenant land is revegetated as per the attached Covenant Rehabilitation Plan (CRP). yep
*	5.3.1 Impacts – Should we confirm that the rehabilitation of the waterway will be completed as part of stage 2, so there is no confusion? Yes noted
*	5.3.2 Mitigation Measures – can we say, the covenant land is revegetated as per the attached Covenant Rehabilitation Plan (CRP). Yep noted
*	7.1 Conclusion – dot point 5 from the bottom of the page – can we say, the covenant land is revegetated as per the attached Covenant Rehabilitation Plan (CRP). Ok noted
*	In the conclusion, we should say that the site is getting a significant ecological benefit/gain by the revegetation of the riparian zone and waterway corridor proposed by this development. Sure thing Thank you
