5. ADVICE & INFORMATION
Glen Conforti - Comments
1. Body Corporate consent for the development should be provided with the
development application.
2. The internal boundary setback to the southern side should be justified which
should consider shading, privacy, building bulk and general amenity
3. The impact of the development on the general amenity (i.e. privacy/overlooking)
of all surrounding dwelling units and the whole development should be considered.
4. The setback to the western boundary does not meet the planning scheme
provision. Given the site adjoins a neighbouring car park some dispensation may
be acceptable. The application should justify any reduced setback proposed.
5. The built form should incorporate a mix of materials. The planning scheme
envisages light weight structures. Given the proposed materials, the look and
design elements of a light weight structure should be incorporated without
necessarily using lightweight materials.
6. If for both permanent and visitor accommodation, two car parking spaces should
be provided. One space may be uncovered and the use of permeable pavers for
this space would be acceptable. If for visitor accommodation only, 1 space would
be sufficient.
7. An assessment of the whole sites GFA/Plot Ratio and Site Cover should be
provided with any application.
8. A survey plan should be provided identifying the existing trees on site. The plan
should identify trees proposed to be removed and retained. Explore the
opportunities to retain any mature native trees on site.
9. The site is affected by The Natural Hazards Overlay n a flood hazard area.
Accordingly the proposal needs to comply with a minimum floor level. The
minimum floor level is provided as part of a flood search.
6. INFRASTRUCTURE CHARGES
A request for written advice for an Infrastructure Charges Contribution Estimate relevant to
your proposal may be obtained for a fee.
7. FURTHER ADVICE TO BE SOUGHT
You are advised to contact Unitywater and any relevant Queensland Government Agencies
for their specific requirements in respect of your proposal.
Yours faithfully,
Glen Conforti
Development Planner
