1.4      STATE PLANNING POLICY BUSHFIRE HAZARD OVERLAY
The proposed development area is within a mapped Medium Potential Bushfire Intensity area and
associated Potential Impact Buffer area under the State Planning Policy Bushfire Hazard Overlay (refer to
Plate 3).

1.5      SURROUNDING LAND USES
The site is located within a rural landscape characterised by mixed land uses containing a mosaic of cleared
and vegetated areas. Dominant land uses include livestock grazing and rural-residential hobby farms on
cleared areas, with smaller areas of native vegetation retained on steeper areas and drainage lines.
