Traffic Impact Assessment – Commercial Development at Weyba Road, Noosaville CC-3668

3. INTERNAL SITE TRAFFIC MANAGEMENT
3.1.    Traffic Generation
The operator of the service station has provided the following daily breakdown of typical traffic
generation:

       Day (5am-4pm)            350-410 vehicles;
       Evening (4pm-7pm)        90-120 vehicles; and
       Night (7pm-10pm)         30-45 vehicles.

3.2.    Site access
The existing configuration of the site includes four points of access with three located on Mary Street
and one on Weyba Road. The redevelopment proposes to delete one of the existing Mary Street
accesses, leaving an entry and an exit accesses on Mary Street and a single point (entry and exit) of
access from Weyba Road.

Due to existing raised median islands on Mary Street and Weyba Road, all accesses to the site will be
left in / left out only. The road carriageways adjacent to the site frontages are in-bound towards
the roundabout intersection on Mary Street and outbound away from the roundabout on Weyba Road.

A sight distance assessment has been performed at the access points that are to be retained and it
was found that there is potential for excellent sight distance at all three locations.

3.3.    Traffic Circulation
The efficient circulation of traffic around the development site is seen as critical for the long term
success of the development proposal, i.e. return business may hinge heavily on customers being able
to efficiently access, egress and circulate around the site. The deletion of the Hungry Jacks aspect
of the development proposal has greatly reduced the potential for vehicle congestion and conflict
across the site by both reducing traffic volumes and increasing available space for vehicle circulation
and storage.

3.4.    Design Vehicles Swept Paths
A desktop review of the proposed redeveloped site layout has been undertaken, including completing
a swept-path analysis for the various design vehicles using Auto-Turn software.

The development proponent has advised of the following design vehicles for the development:

       Waste Collection - 10.5m overhead loading waste collection vehicle (WCV);
     General Deliveries of foods and other products typically found at service stations - 10.5m
        single unit delivery truck (HRV); and
       Fuel deliveries – 19m semi-trailer.

                                                                                                     5
