Dear Sir/Madam

Please find attached the Information Request in relation to:

 Application NO. MCU21/0041

Street address: 2 Lakeway Drive, Cooroibah Qld 4565

Real Property Description: Lot 1 RP 107647

Planning Scheme: Noosa Plan 2020 (25 September 2020)

As you aware, we have spent a great deal of time, in an attempt to reduce the environmental impact
of our proposed dwelling. In particular 8 months has been spent in negotiation with Unity Water in
an attempt to gain connection to the sewerage system.

Following our denied access to the sewerage system by Unity Water, we have developed a third
design for the disposal of effluent. This system is further away from the lake and includes a pump
system. It is an environmentally friendly AES system. Whilst the original septic design required the
removal of 4 Eucalyptus territicornus trees, the latest proposed site requires the removal of 1
Melaleuca leucadendra only.

Please find attached the original arborist’s report which included positioning of the driveway, house
and proposed septic system. The originally proposed septic has now been moved to a new position,
which has allowed us to reduce impact. Also attached is a revised report of the trees that will now
be impacted.

Also attached are the design for the house, pool and septic system.

Please see below the response to your Information Request.

The size of the driveway has been reduced to minimize any environmental impact. The position of
the driveway is unchanged to the driveway that is currently in use. The new driveway will be gravel
and require an additional branch to the house that will be approximately 10 metres. This does not
require removal of any vegetation. As per the arborists report, this does not impact on any existing
vegetation.

The size of the pool has been reduced by 5 metres in length. Please see arborists report.

The proposed position of the pool and house are on previously cleared, open wooded grassland.

The house is being positioned in a precleared, relatively flat part of the property.

We have designed a 2 story, split level house that fits with the topography of the land, to minimize
cutting and filling. The anticipated excavation will be less than 600mm and this will have no impact
on the existing retained vegetation.

As per the amended arborists report (see attached) the building and pool construction will require
the removal of one Eucalyptus territicornus and three Melaleuca leucadendra only.

The newly positioned septic no longer requires the removal of the four Eucalyptus territicornus. Only
one Melaleuca leucadendra will now need to be removed.

Following the completion of the construction process, we plan to revegetate with native plant
species to enhance the overall habitat.

As previously noted, the area of the dwelling, driveway, shed and effluent disposal is on previously
cleared land. We would describe the land as open wooded grassland.

A total of 5 trees will need removal for the effluent disposal, pool and dwelling. No tree removal is
required for the driveway and the preexisting shed. Please see our adjusted arborist and house plan
that are attached.

As per the above information. The house has been designed as a split level to decrease the need for
extensive cutting and filling. We estimate that cut and fill will be no more than 600mm.

The entire project will require the removal of 5 trees only – one for the effluent disposal system and
four for the house dwelling and access to it. We do not believe there will be any impact upon the
retained vegetation within the site.

According to our discussions with the arborist, the fill will have no impact on the root zone of the
retained nearby trees.

We hope this provides you with all of the information that you have requested.
