PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 6 OCTOBER 2020

Figure 14: Perspective from 49 Maple Street frontage

The concerns with the built form specifically relate to:
 Roof pitch is too low/flat
 The skillion roofed section is too contemporary/coastal
 The veranda element is not representative of the character values of the precinct –
including the solid weatherboard upright sections, the railing and espalier vines
 Large aluminium frame windows do not reflect character values
 The concrete block work in the lower level parking area is unsympathetic to the character
      of the area
 The horizontal battening for window screens is not characteristic of the precinct
 The profile of the window hoods does not reflect heritage characteristics
 Lack of retention of mature trees. There appears to be at least two quite large mango trees
on the property. These are very much characteristic of a Queensland home/domestic
      property.
Accordingly, the proposed development does not provide for a development which is consistent
with the streetscape or have a design, form and scale which is reflective of the historic
architectural features of Cooroy or consistent with the Queensland vernacular.
The built form concerns are exacerbated by insufficient landscaping to the front of the site as a
consequence of the 2 driveways and extensive hardstand between the building and the front
boundary.
The applicant has indicated that they are generally willing to work with Council officers to resolve
an acceptable design outcome. This was not pursued with the applicant due to the fundamental
conflict associated with the proposed relocation of the existing character building.
