5 ENGINEERING ASSESSMENT
5.1 Earthworks
Initially the subject site will be cleared of the existing vegetation and structures. Preliminary
earthworks will be undertaken to provide flat building pads for each townhouse and multi-unit
building.
All temporary batters will be constructed with a maximum temporary batter of 1 in 2 unless
otherwise noted in a Geotechnical Investigation to be undertaken as part of the Detailed Design
stage.
All freestanding retaining walls will not exceed 1.5m in height and will be wholly contained within
the site. The retaining walls will be designed and constructed in accordance with relevant
standards.
The proposed earthworks over the subject site will be carried out under Level 1 geotechnical
supervision and as per AS3798 – 2007 “Guidelines on earthworks for commercial and residential
developments”. All uncontrolled fill will be removed/replaced as per the Noosa Council
Earthworks Code.
The site is located between RL:5.0m AHD and RL:20.0m AHD. Confirmation of the presence of acid
sulfate soils will be provided as part of an acid sulfate soils investigation report. Should acid sulfate
soils be encountered, they will be dealt with in accordance with an approved acid sulfate soils
management plan.
Refer to Appendix C for the Concept Bulk Earthworks Plan and Appendix D for the Earthworks
Code.
5.2 Erosion and Sedimentation Control
Sediment generated during the construction phase shall be dealt with in accordance with an
Erosion and Sediment Control Plan and kept on site during the construction phase.
Refer to the separate Site Based Stormwater Management Plan (SBSMP) prepared by Morgan
Consulting Engineers for further erosion and sedimentation control details.
5.3 Roadworks
The site will be accessed with a new driveway crossover via Eumundi Noosa Road, west of the site.
The existing redundant driveway crossovers will be removed with the verge, kerb and channel to
be reinstated to tie-in neatly to the existing verge profile.
5.4 Sewerage Reticulation
Information obtained from the Unitywater database and detailed site survey indicates that there
is a 150mm diameter unplasticised polyvinyl chloride sewer main traversing the centre of the site
from the southern boundary and a 150mm diameter asbestos cement sewer main entering the
northern boundary of the site. An existing sewer property connection is provided from each of the
existing manholes at the end of each sewer main.
It is proposed to construct a new sewer manhole at the southern boundary along the existing
150mm uPVC sewer main with a new 150mm sewer property connection to service the proposed
development. The portion of the existing 150mm uPVC sewer main, manhole and property
connection extending past the new manhole will be decommissioned and removed. The existing
sewer manhole and property connection at the northern boundary will be removed and the existing
150mm asbestos cement main will be capped at the boundary.
