          Dear Michael,

RE: Residential Development: 226 David Low Way, Peregian Beach

TTM have been engaged by Raphill Pty Ltd to review the adequacy of resident vehicles accessing the
internal development road layout including their access to and from internal garage locations.

This vehicle movement review will be in compliance with AS/NZS 2890.1: 2004, with the Autotrack
modelling programme used to model the manoeuvring for a typical 'B85' vehicle.

A series of turn path diagrams is attached to this letter which shows the various vehicle manoeuvring
through the site, and to and from garage locations. TTM note that there will be requirements for
vehicles to either reverse in/out from various garage locations, however, TTM do not envisage any
significant accessibility issues with these arrangements. A digital Autocad drawing can be provided on
request, if a further detailed review is required.
This review has established that a typical 'B85' vehicle will gain adequate access through the site and
in/out form the various garage locations and therefore complaint with the AS/NZS 2890.1:2004
          standard requirements.
TTM has also reviewed the visitor car parking requirements, with two bays located near the David
Low Way site property boundary. Access into the northern visitor bay will likely be undertaken by a
reverse in manoeuvre due to locality of the bay and the orientation of the vehicle as it enters the site,
with access into the southern bay undertaken in a forward motion.

Due to the level of development (9 units) it is considered that the level of traffic generated will be
considerably low, with the majority of traffic leaving and entering during the morning and evening peak
periods. In relation to visitor trips, TTM considers that the majority of visitors to the site will arrive and
depart during off peak periods. Therefore the interaction between any visitor vehicle manoeuvring and
resident vehicles entering or exiting should be low. TTM note that there is sufficient queuing storage
for one vehicle to queue safely on the David Low driveway, which would only queue or be stationary
in this location for a short period of time (Say a maximum 10 seconds as to enable a visitor vehicle to
internally manoeuvre into and from their parking bays).
As noted, the majority of visitors travelling to site by vehicle will likely arrive and depart during the off-
peak periods, with the level of pedestrian activity on David Low Way likely to have low passing
          volumes.
