PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 MARCH 2019
Figure 2 – Proposed development layout
The changes to the footprint are considered to be minor and will be of no consequence to the
amenity of adjoining properties and streetscapes as the proposed location of the buildings is
generally consistent with the originally approved plans. The proposal maintains compliance with
site cover and gross floor area requirements. The setback to the residential aged care building
from the northern boundary has been increased by approximately 2.0 metres. The internal road
adjacent to the eastern boundary has been deleted and some of the independent living units are
proposed to be situated closer to the eastern boundary than previously approved. The setbacks
range from 7.05 metres to 7.46 metres and comply with the current requirements of the Noosa
Plan and provide for an approved amenity outcome in comparison to the previously approved
layout.
The proposed changes to the Central Facilities and ILA building and the ILA buildings are
generally consistent with the existing approved elevations and raise no issues. The changes to
the Residential Aged Care facility and the Independent Living Units are though more substantive
in appearance. These changes are detailed in the following images:
