Site information
1. It is noted that the proposed development is located within overlays that trigger
assessment from the referral agency.
2. The property has an existing shed located on the property indicating the Material
Changes of Use may have been established.
3. The proposed site location is in the most accessible part of the property, which
provides the least amount of vegetation removal and earthworks requiring cut & fill.
4. The design has been carefully chosen to be aesthetically pleasing and compliant with
the Rural Residential Zone Code.
5. Similar structures are located in the general area which have been identified within
the Riparian Buffer, Koala habitat, overlay. This may indicate that precedence has
been established in the area.
We proposed that the proposal will comply with the acceptable out comes of the Biodiversity
code:-
AO1.2.. Clearing vegetation (other than for a driveway access) does not
extend beyond:
10 metres of a building or class 10a structure on lots 10
hectares or less but more than 3,000m2
A06.1.. Development and clearing of vegetation does not occur within:
10 metres either side of the centre line of other waterways
identified on a Biodiversity, Waterways and Wetlands
Overlay Map.
We believe the I hope this proposal will meet the performance requirements of the Planning
Scheme, which will result in a favourable decision.
Yours Faithfully
