I am writing to express my support for Application No. 132008.176.05, which seeks to modify the current approval for a resort on the specified land. After a thorough review of the application, I wish to outline the reasons for my endorsement. Upon careful examination of the online application, it is evident that the proposed changes pertain to the existing resort approval. The development aligns with the provisions outlined in the Noosa Plan 2020, wherein the designated land use for tourism purposes, specifically as a resort, is well-suited. It is noteworthy that the intended 5-star resort holds particular significance for Noosa, filling a notable gap in its hospitality offerings. This development caters to a discerning clientele, fostering an environment conducive to higher-end tourism that benefits the local economy. From a planning perspective, this application aligns cohesively with prudent land utilization principles. It not only presents a spectrum of economic opportunities but also demonstrates a commitment to retaining clearing and vegetation, surpassing the benchmarks established by the existing approval. Importantly, the proposed resort harbors prospects for communal engagement through the utilization of on-site amenities, catering to hospitality requirements as well as functions and conferences. Regarding the architectural aspects, the proposed design demonstrates a conscientious integration with the surrounding streetscape and built environment. The spatial arrangement of separate buildings, complemented by setbacks towards Serenity Close, underscores an intent to preserve existing vegetation. The diverse selection of building materials, encompassing render, timber battening, and shading elements over open walkways, contributes to an aesthetically appealing and distinctive design. This design approach introduces a unique visual element that is currently absent within the Noosa area. While acknowledging the inherent challenges associated with access, it is worth noting that the proposed development aligns with long-standing plans for the area's development. Furthermore, the application accounts for parking concerns by incorporating a sizable on-site parking facility, thereby mitigating potential street congestion. In summation, the proposed modifications embodied within this application signify a marked improvement over the existing approval. In light of the aforementioned reasons, I respectfully urge the Council to consider granting approval for this change application. Thank you for your time and consideration. Sincerely, Matt Wilson Duke St, Sunshine Beach
