Re: Application Number MCU25/0118
Description: Development Permit for Material Change of Use by Coast2Bay for
Dwellings - Affordable Rental Premises 25 X small dwellings plus one community ri
dwelling.
Site Address: 64 Lake Macdonald Drive, Cooroy Qld 4563 on Lot 2 (part) SP348613

I object to the proposed development on land adjacent to Dianella Court for the following
reasons:

   1. Zoning Conflict - The land is zoned for Community Facilities with a future cemetery
use in mind. A residential development contradicts this long-standing zoning intent
      and community expectation.
   2. Incompatible Density - The development is too large and dense for a low-density
residential area. It would permanently alter the quiet character of this part of Cooroy.
   3. Contradicts Cooroy’s Vision - The Cooroy Local Plan aims to maintain the village
feel and low-rise character of the town. This development is inconsistent with that
vision and sets a harmful precedent for future developments.
   4. Traffic and Safety Concerns - Dianella Court is a small residential street designed
for 28 homes. The proposed development would overwhelm the road, creating safety
hazards, congestion, and parking problems for residents.
   5. Poor Location - The site is too far from essential services such as shops, schools, and
public transport. Good planning dictates that higher-density housing should be located
closer to services, which this site fails to do.
   6. Social Housing Planning - Large clusters of social or rental housing should be
avoided. Housing should be integrated within the community, not concentrated in
      areas isolated from services.
   7. Impact on Neighbourhood Character - The proposed development would cause
significant changes to the existing character of the neighbourhood, disrupting the
peace and amenity enjoyed by current residents.

Conclusion: The proposed development is unsuitable for this location due to its scale, zoning
conflict, traffic impacts, and distance from services. It undermines Cooroy's long-term
planning vision and would negatively affect the local community. I respectfully request that
the application be refused.
