MCU18 0157 - Submission - Tim Crabtree.msg
Subject: Fwd: Application submission no mcu18/0157 From: tim Date: 2019-04-10T05:21:23+00:00 To: Mailbox Council Mail External sender. Be careful with links and attachments. To whom it may concern, I wish to write to express my concerns regarding the proposed brewery MCU currently being considered on Eumundi/Noosa rd (behind Bridgestone tyres). I don’t disagree with the brewery in principle, but have some points to raise about its location and planned use. I wish for the following points to be considered. 1. the front of house/tasting room/restaurant/bar component of the venture will require ample parking for its patrons, this parking needs to be easy to access, safe to access and suitable for purpose. I feel like the site as it stands at the moment this will cause a problem. When entering the street from the roundabout you go over a rise and then instantly the driveway is on your left, this combined with a lot of other factors such as 2 more intersecting roads (project ave and the traders laneway across from that) will cause cars and traffic to be distracted. If the car park isn’t very easy to enter than people will take the easy option and park on the street. 2. The street already has a lot of on street parking, so this already obscures the driveway, either whilst driving past or when entering or existing, you would have to stick the nose of your car into the traffic before getting any visibility. Another example of this in town is belmondos market on Rene st where the traffic is dangerous. 3. Higher traffic volume on the street than there is currently would have a detrimental effect on other neighbouring small businesses, who are in the most part light industrial and require customer access. 4. You would have a higher volume of patrons returning to their vehicles across a road which already has limited visibility. Potential accident waiting to happen. 5. As the brewery is being retro fitted into an existing building with no option to plan for its use and in its current location the issue Will arise when deliveries or pick ups by large trucks and semi trailers come into a shared driveway with a car park. From the application it seems like this will be a shared space and the trucks will then have to again enter traffic, near a roundabout and with poor visibility. 6. The retro fit of a brewhouse into a shed like this carries other considerations, do they have the correct chimney installed to ensure no fumes or smells impact the other extremely close established businesses, also large vessel pressure vessels (fermenters) in close proximity to patrons and neighbouring businesses puts people at potential risk unless certified to an Australian standard and have the correct blow off valve fitted. A high volume, potential accident waiting to happen. Kind regards Tim Crabtree
