Re the application for STR at 30 Kingfisher, peregian beach I am a resident of Peregian Beach and am concerned about the increasing number of dwellings offering short-term accommodation in our locality. This application is to change the use of the property from residential to short-term letting accommodation (STA). The dwelling has 5 bedrooms, a balcony and two parking spaces. I object to the application because it’s contrary to the Noosa Plan, a. Coastal Communities Local Plan, PO2 which states: Development contributes to the lifestyle and amenity of residents and visitors in the coastal communities. This proposal will doubtlessly impact negatively on residential amenity due to the noise ten people on holiday will make and the space for several cars to park ( in an already notoriously difficult place to find a park) b. Coastal Communities Local Plan states: PO15 - Visitor accommodation is not be located in areas which are predominantly permanent residential dwellings. c. The Strategic Framework at 3.2.4 states: i. “Conversely, neighbourhoods of permanent residents are protected from influxes of short-term visitors<https://noo-prod-icon.saas.t1cloud.com/Pages/Plan/Book.aspx?exhibit=Current> whose interests and priorities are not compatible with residential amenity. Party houses are restricted from establishing in Noosa Shire”.; and ii. At 3.3.3 (n) Neighbourhoods of permanent housing are protected from short term visitor accommodation that would impact on the amenity enjoyed by residents 2. Another home being turned over to the STA market - it is hollowing out our community with serious consequences for any sense of ”community” - no care, no responsibility and no connection. 3. There is no need for more short-term accommodation in Peregian Beach. Another 20 dwellings have been approved for visitors at 215 David Low Way. The real need in Peregian Beach is low to medium priced long-term rental accommodation. Local businesses are finding it difficult to recruit staff as there is no reasonably priced accommodation available for long-term rent. I feel confident that Noosa Council will uphold our town plan and reject this and other commercial letting proposals in our village setting. Thank you for putting (local) people before profits ( investors) Leoni Roberts 2/80 Peregian Esp Peregian Beach Sent from my iPhone
