2.0 Site Characteristics

2.1 Site Location
The site is located at 1 Taylor Court Cooroy QLD 4563 on land legally described as Lot 1 SP324340 (Figure 1). The

land has a total area of 3037m2 and a frontage to an access lane, Taylor Court and Holts Road respectively. The

developable portion of the site is vacant whereas the rear of the site is a dedicated landscape buffer comprising several

large and mature trees inclusive of landscaping completed under OPW20/0144.

The site is one of four lots created by a reconfiguration of a lot approval being RAL20/0017 (Figure 2).


The development site is situated south-east of the Cooroy township and is bordered by Holts Rd and the Bruce Highway

to the north and privately owned Rural Zone land to the south and west.
