Dear Sir,

APPLICATION NUMBER MCU1012083 t i2 o
DEVELOPMENT APPLICATION FOR NURSERY SITE 37 GIBSON ROAD

I understand that the Sunshine Coast Regional Council is considering an
application for the development of a Convenience Centre on the Nursery site
(formerly Plants Plus) on the comer of Gibson Road and Skipper Place. In
order to achieve this I also understand that the developer is seeking to have
the site rezoned from Residential Use under the Noosa Plan to Commercial
Use.

I wish to inform you of my objection to Planning Application
Number MCU1012083.

My objection is based on a number of points -

• There is no need in Noosaville for this type of development which would
justify the rezoning of the nursery site from Residential use under the
      Noosa Plan to Commercial use.

• We who are residents already have easy access to the proposed shopping
types. Existing businesses would lose out, causing financial problems
     and closures.

• There are already numerous existing empty shops and offices available in
      the area.

• Any employment increases would be reduced by job losses from existing
     businesses in the area.

• Access from Skipper Place, which is a small local road, will cause
     significant traffic problems.

• Surrounding residential properties will, no doubt, suffer problems with
noise, cooking and vehicle exhaust odours, bright late-night lighting,
      increased rubbish, etc.

• Late hour trading means increased traffic and the problems that arise from
      this increase at night.

• Most of the custom of other late-night and all-night facilities already in the
immediate area (Villa Noosa, McDonalds) comes from non-residents
of the area. Customers will be attracted from outside the
Noosa/Noosaville area, placing an unfair burden on those who already
live in the area, in the form of increased traffic and associated noise.

I should therefore be grateful if my objection is duty noted and I hope that
this development application is refused.

Yours faithfully
