5. CONCLUSION
The application seeks to subdivide the 3.5ha site into 11 residential detached housing lots
and a balance 2.72ha environmental reserve at 1 George Street, Tewantin. The site is zoned
Detached Housing (0.6ha) and Rural Settlement (2.9ha) and the subdivision design does not
strictly accord with The Noosa Plan zone boundaries.
The Noosa Plan applies a split zoning to this site to reflect that the existing house and the
cleared portion of the site near George Street has potential for subdivision, while also
acknowledging the site constraints including Wooroi Creek and the riparian vegetation to the
south.
The 11 lot subdivision layout is predominantly located within the Detached Housing zone,
with the lot sizes being of an appropriate size consistent with the low density development
form and character of this part of the Tewantin locality. Although the lots do not strictly
adhere to the detached housing zone boundary, the development is an appropriate
response to the site’s development constraints, being outside of the flood hazard areas,
maintaining a minimum 40m buffer to Wooroi Creek, and a 15m buffer to the adjoining Rural
Settlement zoned lot to the east (35 George St).
The development has been designed to minimise impacts on the existing vegetation outside
of the Detached Housing zone, and significant trees within the George Street frontage. The
applicant also proposes to rehabilitate 2.729ha of the site adjoining the Great Sandy
National Park and Wooroi Creek, and transfer it to Council ownership as an environmental
reserve.
The development is recommended for approval, subject to conditions.
