MCU 19 0066 - Submission - Jill Wakeman.msg
Subject: MCU Development Application From: jillian wakeman Date: 2020-01-16T06:49:17+00:00 To: Mailbox Council Mail To The Assessment Manager I refer to the following MCU Development Application: Application No:MCU 19/0066 For: Commercial Business - Type 1 Office (GFA: 70m2) Street Address: 2197 David Low Way Peregian Beach 4573 (Lot 625) Planning Scheme: The Noosa Plan (8 June 2018) As a holiday maker to the lovely Peregian Beach area, it has been brought to my attention, the signage which has been erected at 1297 David Low Way Peregian Beach, for a proposed MCU Application to incorporate Commercial. I understand the applicant has already added pressure to this site with the advent of serving coffee and a Homewares Shop. In such a small area, this seems extraordinary to have such a mix of businesses i.e.: Real Estate Agent, Cafe, Homewares and Nursery, all this on such a small site, when parking is already an issue. There is no doubt Peregian Beach is unique and needs to be monitored and preserved with careful Town Planning. What really strikes me, as you enter the southern entry into David Low Way towards Peregian Beach village, is the natural bush (national park) on the left of corridor with the majority of residential buildings on the right, excluding the above site and of course the Service Station. Most residential premises have good amounts of trees and vegetation. In other words the built environment is to a minimum. This is the essence of what makes Peregian Beach a beautiful place - its lack of 'built environments'. This MCU for Commercial space, will set a very unfortunate and unnecessary precedent into this area. My further concern, is the nature of the parking arrangement at the front of this proposed site. Upon review of the proposal, I see this site is in fact made up of 3 lots with the applicant only occupying one lot (namely Lot 625). With only 10 car spaces designated for all 3 lots, this would suggest a lack of parking, particularly when this MCU will see an increase in parking demand and add serious risk to those reversing out onto a Cyclists Lane and ultimately into oncoming traffic. Being a cyclist, I am very much aware of the dangerous/contentious issues when riding on public roads. Should this MCU be approved, I would deem this site, very much a danger to cyclists. I therefore strongly oppose this MCU. I urge Council to seriously consider the impact this change in Town Plan with have on this site, which may set a precedent fraught with many on-going issues for the public and Council to deal with.
