To Whom It May Concern,

As Resident Managers of Sunshine Vista, we make the following submission regarding the
application for material change of use, MCU15/0029 for the property at 2/18 Duke Street,
Sunshine Beach, QLD 4567.

The area around 18 Duke Street between Henderson and Ferguson in Sunshine Beach is
primarily residential with a few commercial office properties and a daytime coffee shop at
the Henderson Street roundabout. While the area has high daytime traffic, there is minimal
traffic in the evening and the peaceful environment is a great draw for the many families,
tourist, and residents living in the area. We object to the application for the follow reasons:

Detriment to the Neighbourhood:

e The proposed Change of Use for 18 Duke Street will be a detriment to the amenity of
the neighbourhood which is essentially a quiet residential area after daytime
business hours. The proposed change will result in increased noise and traffic. It will
have a substantial negative social and economic impact on the area, widely known
as a relaxing holiday destination. This change in village atmosphere will negatively
impact tourism into the area and as a result adversely affect the economy of the
entire village of Sunshine Beach.
