DESIGN INTENT REPORT

Introduction

The Noosa region of South-East Queensland is renowned for its stunning natural beauty, pristine
beaches, and vibrant community. With a focus on celebrating its unique environment and
promoting sustainable development, this new mixed-use precinct is planned to embody the spirit of
Noosa. This development explores the design principles and features of this innovative precinct
which fosters a relaxed retail, entertainment, commercial and residential mixed-use environment.

It is important to recognise that the design intent for the Noosa Civic Village Mixed Use
development is not primarily about an architectural response but comes out of carefully considered
masterplanning process that places the many varied complementary uses in the most appropriate
locations on the site, with the right adjacencies to new uses and the right connections to existing
uses or site conditions.

The combination of sound masterplanning of functional precincts with good internal and external
connectivity provides the framework for the application of the appropriate architectural and
landscape design response that is instantly recognised as “Noosa Style” but equally is readily
understood and recognizable as user friendly from a user’s perspective.

The proposed development fosters a low-scale appropriate to regional business centre, and a
genuine mixed-use community that integrates various components to create a cohesive and vibrant
neighbourhood. It integrates a range of elements including a Main St, an open landscaped and civic
precinct (Village Green), residential accommodation units, shops, offices, food and beverage
establishments, bars, cinemas, entertainment and indoor recreation offers and convenient
basement, at-grade and street parking.

The development will provide the amenity needed to support existing and future businesses in the
Noosa Business Centre, ensuring that it fulfills its role as a key employment Centre in the region.



Connection and Walkability

The Village Mixed Use development, together with the existing Noosa Civic retail centre, will provide
the amenity needed to support existing and future businesses in the Noosa Business Centre,
ensuring that it fulfills its role as a key employment Centre in the region.

By creating a convenient and accessible pathway network, the design encourages visitors and
residents to explore both the established Noosa Civic retail and commercial hub and the emerging
mixed-use precinct, enhancing the overall experience of the Business Centre.

Moreover, the development acts as a connective tissue, linking the existing Noosa Civic retail
centre to the west, the future transit centre to the north, the new Main St, proposed and future
residential business development to the east, and to future business, innovation and residential
developments to the north-east, east and south.
