INFORMATION REQUIRED
The information requested is set out below:
Issue
Council has some concerns with the proposed driveway. The driveway grades have the potential for vehicles to scrape or “bottom out” when entering and exiting the site/garage. It is also noted that the proposal may require excavation in the road reserve to assist with the grades.
Information Required
Provide a detailed plan and longitudinal section of the access driveway. The plan and section must be prepared by a suitably qualified person (Registered Professional Engineer of Queensland)
The section must extend from the centreline of the existing formation on Plover Street to the garage floor and demonstrate that a B99 vehicle (as described in AS/NZS2890.1:2004) will not scrap or “bottom out” when entering and exiting the site/garage.
The plan must indicate the extent of cut/fill in the road reserve, any vegetation effected and any underground services. Vertical clearances must be in accordance with the service authority requirements.
Please note that the works in the road reserve must be kept to the minimum required and no private retaining structures/walls are permitted in the road reserve.
Issue
The site is mapped in Council’s system as being effected by the Landslide Hazard Overlay.
Information Required
Provide a site specific geotechnical investigation of the subject site and the existing soil types. The report must be prepared by a suitably qualified person and include recommendations for the construction of the proposed development and the protection of adjoining properties. Please note that the report and recommendations must consider the on-site disposal of stormwater
Issue
There is no downstream Council controlled stormwater drainage system. Runoff from the site will need to be disposed of on-site.
Information Required
Provide a preliminary stormwater design for the proposed development. The design and section must be prepared by a suitably qualified person (Registered Professional Engineer of Queensland) and be in accordance with the recommendations of the site specific geotechnical report
Issue
The proposed elevated walkway and associated structures within the front setback result in a scale and bulk which is out of character with the streetscape and limit the opportunity for meaningful landscaping within the front setback.
Information Required
Amended plans which remove the raised walkway and associated structures.
Issue
The submitted plans detail site cover for the ground floor in excess of 40%, it is unclear as to why the deck area north of the privacy screen and stair more than one metre above ground level have been excluded for the calculation of site cover.
