4. ADVICE & INFORMATION
Planning Officer Name Denis Wallace
Changes proposed comprise:
Conversion of existing Pool Bar to Entertainment and Dining Type 1 - Food and
Beverage.
Conversion of existing Conference facility to Entertainment and Dining Type 2 -
Recreation - Yoga Centre.
Existing Managers Unit on Level 4 to utilise cleaners store room space to expand
from one bedroom to become two bedroom unit.
Cleaners store room on Level 3 converted to become Night Managers Unit
Noosa Blue Resort has approval for Resort Accommodation, Conference Facilities and
Poolside Bar, with the ancillary facilities conditioned for the use of guests.
The proposed changes are considered generally commensurate with the primary resort
use. However, the restaurant and yoga uses introduce new uses on the site and are
identified as inconsistent within the Attached Housing Zone. A development application
for a Material Change of Use will be required. The application would be subject impact
assessment and need to demonstrate sufficient grounds exist to overcome the conflicts
with the planning scheme, in accordance with S326 of the Sustainable Planning Act.
Primary aspects for assessment will be carparking, noise and patron management.
Expert reports may be required for these.
Separate applications could be lodged for the various components and this was
discussed. The applicant may seek approval for changes to Manager & Night Manager
units first.
Council staff can provide further feedback on proposal plans as they are developed.
5. INFRASTRUCTURE CHARGES
A request for written advice for an Infrastructure Contributions Estimate relevant to your
proposal may be obtained for a fee of $211.
