Development Assessment Report
PROJECT URBAN – 22070 October 2022
7.4 OVERLAYS
The following overlays exist upon the site:
Overlay Comment
Acid Sulfate Soils
The site is mapped in part as potentially
subject to acid sulfate soils being within
Area 2 (above 5m to 20m AHD). Standard
conditions can be imposed to address acid
sulfate soils management including the
requirement for an acid sulfate soils report
to be submitted with a subsequent
operational works application.
Biodiversity, Waterways and Wetlands
The site is mapped in part as an area of
biodiversity significance and having a matter
of state environmental significance
environmental value. These overlays have
been assessed in the attached Arborist
Report and Vegetation Management Plan
and which demonstrates that the proposed
development will not have any adverse
biodiversity or environmental impacts. The
new development allows for greater
retention and enhancement of trees within
the site, particularly within the southern
portion of the site now zoned Environmental
Management and Conservation
Bushfire Hazard
The site is mapped as having high potential
bushfire intensity and medium potential
bushfire intensity. These overlays have
been assessed in the attached Bushfire
Hazard Assessment prepared by Litoria
Consulting. The results of the assessment
demonstrate that planning and management
measures to mitigate bushfire hazard are
not required as part of the development and
that the development complies with the
relevant Noosa Plan assessment
benchmarks as the proposed development
footprint avoids bushfire attack risk.
