I have three areas I would ask Council to consider when assessing the Application:

>  should the Council seek a Covenant in its favour for the maintenance and protection of the six metre fenced planting abutting Serenity Close;

> the impact of the increased intensity of people and vehicles on residents lifestyle and the environment. Including, safe ingress and egress of pedestrians during the day and at night, unimpeded access for emergency vehicles and determining and ensuring the timely 'decanting' of residents and visitors from the area in the event of a pending catastrophic event can be achieved;

> is a independent comprehensive traffic management plan for the area required for Council to be able to make a considered fact based decision
