SITE DETAILS
2.1. Existing Site Description
The existing site is known in real property terms as Lot 12 SP 216079, located at 62 Gateway Drive, Noosaville, within
the Venture Drive Enterprise Precinct. The existing site is undeveloped land covering an area of 2447m², with
surrounding land use consisting of industrial developments. A locality plan of the proposed site is presented in
Figure 2.1 - Site Locality Plan (Noosa Council Intramaps, 2021).
Figure 2.1 - Site Locality Plan (Noosa Council Intramaps, 2021)
2.2. Existing Drainage Patterns
The existing site is undeveloped with drainage as overland flows following the natural surface contours towards the
north-eastern corner of the site and the adjacent properties. The subject land falls typically towards the north-eastern
property boundary, with typical slopes of between 1% to 2% across the site, however at the time of survey an east-
west contour bund traversed the site possibly due to construction works occurring on the adjacent lot to the north.
There are no upstream catchments which are expected to drain into the site. The verge falls towards the kerb, and
run-off from the adjacent Lot 13 SP 216079 is managed as part of the development approved under OPW20/0210.
The site has an existing field inlet pit located at the north-eastern corner of the site providing connection to the
bioretention and detention treatment area located in the adjacent lot 100 SP 216079 to the east. This connection

point was established as part of the stormwater management strategy established for the site as part of previous
applications RAL2007/165 and OPW2008/0658.

2.3. Proposed Development Drainage Pattern
2.3.1 Stormwater Concept
The development of the site has been accounted for in the master stormwater management strategy prepared for
the subdivision creating the subject lot by Cardno Lawson Treloar (15/02/08). Run-off from the site is to be conveyed
through piped drainage towards Lot 100 SP 216079, where a large bioretention basin and detention area will
provide the required treatment and attenuation of site run-off. The existing interallotment drainage point at the
north-eastern corner of the site will be the legal point of discharge for the development.
Driveways will be graded to fall towards the north of the site, entering the landscaped area along the northern
boundary as sheet flows. Inlet pits within the landscaping area will capture excess run-off from the surface, which is
conveyed by stormwater pipes to the existing inlet pit.
Roof water from the new buildings is to be drained via downpipes with outlet connections directly draining into the
proposed inlet pits.
The roof and allotment drainage system for the proposed site shall be designed to comply with:
1. Noosa Shire Council Planning Scheme Policy (PSP) 6 - Engineering Design Standards;
2. The Queensland Urban Drainage Manual (QUDM); and
3. AS/NZS 3500.3:2015 - Plumbing and Drainage Part 3: Stormwater Drainage.

Refer to Appendix A Proposed Concept Plan for the proposed stormwater drainage layout plan illustrating the
concept described above.
2.3.2 Stormwater Catchments
A schematic layout plan of the proposed development and its drainage catchments as described in the previous
sections is shown below in Figure 2.3 – Proposed Catchments Plan.
Figure 2.3 – Proposed Catchments Plan
2.4. Flood Considerations
Review of the Noosa Shire Council Intramaps flood layers including the Flood Hazards Overlay has identified that
the site is located outside of any flood or inundation areas within the locality indicating it is not expected that that
the proposed development will be subject to flooding.
2.5. Acid Sulphate Soils
The site is within the Land Subject to Acid Sulphate Soils (ASS) overlay on the Noosa Shire Council Intramaps service,
being within Area 1 (above 5.0m to 20.0m Australian Height Datum (AHD)). Survey indicates that the site’s low point
is at 5.38m AHD at the north-eastern corner of the site.
ASS management would typically be required at elevations below 5.0m, or where excavation volumes below 5.0m
AHD exceed 100m³. A preliminary estimate of the excavation requirements below 5.0m would include stormwater
drainage connecting to an existing IL of 4.89, and building footings near existing sewer services that would need to
be founded below the critical depth line, therefore disturbed volumes below 5.0m are likely to pose a low risk of
disturbing ASS containing soils or groundwater. It is not anticipated that an acid sulphate soil management plan will
be required for the proposed development.

The requirements for acid sulphate testing shall be confirmed by a geotechnical engineer prior to the detailed design stage of this proposed development. Should acid sulphate soils be identified during construction or preliminary site investigations, a geotechnical engineer should be consulted for further guidance. STORMWATER MANAGEMENT
3.1. Operational Stormwater Management
In the report Proposed Industrial Development Venture Drive, Noosa – Stormwater Management Strategy prepared
by Cardno Lawson Treloar (15/02/08) for RAL2007/165 & OPW2008/0658, the fully developed site has been
accounted for in the sizing of the end of line detention basin and bioretention basin located in Lot 100 SP 216079.
In accordance with this approval, no additional treatment or attenuation is required within the site to achieve the
stormwater objectives required of the proposed development.
3.2. Construction Stormwater Management
3.2.1 Erosion and Sediment Control Measures
During construction, it is necessary to manage stormwater run-off to avoid potential contamination of the
downstream bioretention area, with management of suspended solids the key consideration to minimise clogging
of the filtration media.
Best practice erosion and sediment controls shall be installed to minimise the discharge of potential contaminants
from the site, in accordance with the objectives of Appendix 2 of the SPP (DERM, July 2017), which are shown below
in Figure 3.1.
Figure 3.1 SPP 2017 Construction Phase Stormwater Management Design Objectives
A site-specific erosion and sediment control plan shall be prepared as part of a future submission for Operational
Works approval. Suitable erosion and sediment controls for the site include:

1. Sediment fencing downstream of the work areas within the site to prevent sediment from leaving the
disturbed construction area.
2. A shakedown entry installed at the access to the proposed development area to minimise sediment being
transported to and from the site.
3. Providing sediment traps and fabric filters to existing inlet pits to prevent sediment entering the downstream
network.
4. Ensuring any stockpiles and construction materials are contained with an upstream berm to divert surface
flows and sediment fencing downstream of these areas.
5. Ensuring any loose material tracked onto roads by construction vehicles is swept and removed from the road
before the end of the day.

Section 11
CONCLUSION
This Concept Stormwater Management Report has outlined how the stormwater run-off from the site is to be
managed to comply with the relevant requirements to minimise any adverse impacts to the downstream catchments.
• The legal point of discharge for the proposed development is the existing inlet at the north-eastern corner
of the site.
• Both stormwater quality and quantity for the operational phase of the proposed development have
previously been managed as part of the subdivision creating the individual lots (RAL2007/165). The existing
end of line treatment including detention basin and bioretention basin achieve the stormwater objectives
for the proposed development, therefore no additional management is required for the proposed
development.
• During construction, erosion and sediment control measures in accordance with best practice standards are
to be implemented to minimise potential contaminants impacting the downstream receiving environment.
An erosion and sediment control plan shall be developed as part of a submission for Operational Works
approvals.
• The proposed stormwater solution is considered to minimise any adverse impacts to the downstream
environment arising from the stormwater run-off while also meeting the stormwater quality targets required
for the development.
