INTRODUCTION
This report is provided by RCA Consulting Engineers with a view to assess the condition of the
existing Electrical services system. Providing recommendations for upgrade and or maintenance of
the system.
A “walk through” visual inspection was conducted on the 9th February 2022 and no testing was
carried out.
OVERVIEW
• The site has an existing 100kVA Padmount Substation fed from a property pole located at
the property entrance.
• The site has a separate meter panel with 2 Meters.
• The site has a Main switchboard which feeds several sub boards across the site.
• The site has Fibre NBN connected in the Shed which houses the MSB.
INSPECTION:
PADMOUNT SUBSTATION
The existing Padmount Substation is 100kVA only which allows for a maximum supply of
approximately 140A 3 phase. The proposed upgrades to site will require a new Padmount
Transformer or Substation to be installed. The existing location would likely prove suitable for a new
PMT but an application to Energex will need to be submitted to confirm suitability and any
additional requirements Energex might have.
MSB & METER PANELS
The existing Meter panels will need to be upgraded when the new transformer is installed to suit
new supply to site. These will need to be CT Supply meters. If the site wishes to install Solar, further
metering will need to be installed to suit this requirement.
The existing MSB will need to be removed and a new MSB installed to accommodate the new
requirements for the site. Having the new MSB near the new Transformer is preferable as it will
reduce the cost of running consumers main as well as reduce the need to run new submains to the
existing Distribution boards currently supplied by the existing MSB. The current location of the
existing MSB would be suitable. Space to allow for would be approximately 1600mm long x 450mm
deep by 2000mm high.

Existing submains running to the existing Distribution boards located in the Clubhouse and
Maintenance shed will need to be located to ensure that no essential services (Water Pumps) are
disturbed during the proposed works.
NBN / TELECOMMUNICATIONS
The site has an existing NBN fibre connection located in the shed with the MSB. This connection
should be suitable for the proposed use for site.
PROPOSED SITE RETICLUATION
The site has existing bore pumps which will need to be maintained and reinstated when the new
MSB and Substation are installed. There are 2 existing maintenance sheds which will remain as is.
These will need to be reconnected to the new MSB. The Distribution boards in the maintenance
sheds don’t need to be upgraded unless there are going to be modifications. In the case of
modifications both boards will need to be removed and new supplied to suit.
New submains will need to be run from the new MSB to the Distribution Boards for the following
proposed areas:
Staff Area
Rec Area
Kitchen and Dining area
Village 1
Village 2
Village 3
Submains to these new Boards can be run either underground or overhead via a series of property
poles.
SITE MAXIMUM DEMAND
A very preliminary calculation based on floor area has been done for site maximum demand which
takes the following into consideration
3x Villages with Air conditioning in both sleeping and activity areas
A new Kitchen suitable for providing for over 300 people.
Staff area with Air conditioning
Main dining and Rec Room area all with Air conditioning.
The estimated maximum demand for site is 550A - 750A three phase.
This is very preliminary and will become more apparent during design phase.

SUMMARY.
The existing 100kVA supply to site is not suitable for the proposed works and a new Substation /
Transformer will need to be provided. This will require the installation of a new Substation and likely
need conduit and cable run from the Substation to the boundary of the property where the
overhead supply terminates. An Energex application will need to be submitted to determine the
extent of works.
The existing MSB is not suitable for the proposed works and will need to be replaced with a new
MSB.
The site is large and the Villages require power for lighting, general power, hot water and AC units.
These Villages will require individual Distribution boards to supply power for all required services.
We would potentially recommend running a larger submain to a Central distribution board and feed
sub boards from this location to limit the distance submains for each board need to be run. Running
submains to these villages requires travelling large distances. Voltage drop will need to be taken into
consideration along with the method of running submains. Underground will prove to be more
expensive than overhead but will have less of a visual impact to site.
We trust this is of assistance and look forward to your further advice.
Yours faithfully
Jed Fraser

Existing Energex power pole. Overhead supply terminates here then runs underground to the
existing Substation. Likely this will need to be upgraded to allow for an upgraded Substation.
