have been reviewed by external geotechnical and hydraulic engineering consultants. Conditions
have been incorporated to reflect the recommendations of the review to ensure the dwelling’s
construction addresses the potential impacts of coastal erosion processes and landslide.
The proposed development seeks to vary provisions within the planning scheme in relation to site
cover, height, the inclusion of a rooftop terrace and building beyond the coastal building line. The
variations are considered reasonable and will not cause any detrimental impacts to the subject
site, surrounding properties or the streetscape. As such, the proposal is recommended for
approval.
