             As such, the town planning assessment undertaken for the proposed development shall have regard to all relevant
             planning instruments as detailed above.

       5.3   Referral Agencies

             In accordance with Schedule 7 of the Sustainable Planning Regulation 2009, the proposed development does not
             trigger referral to any concurrence agency.
