Information Required Provide amended plans that show RL levels from the existing and finished ground level to the top of the building, derived from survey. Issue – Gross floor area The dwelling exceeds the allowable floor area and it is noted the laundries and entry/toilet area has not been included in the gross floor area calculation. Information Required Provide amended plans that comply with the maximum 0.4:1 plot ratio for the Medium Density Residential zone and amend calculations accordingly. Issue – design southern elevation The Safari Street elevation does not comply with AO14.2 and AO20.5 of the Medium Density Residential zone code. The elevation does not address the street and presents as you would expect from a side elevation. It lacks a mix of vertical/horizontal elements, with mostly vertical elements present. Information Required Provide amended plans where the Safari Street elevation addresses the street and provides for a mix of vertical/horizontal elements and/or limits the façade which is currently on one plane. Issue The proposed works sets to create a significant increase in hardstand within the site. Council is concerned how this increase in hardstand will affect the onsite drainage conditions and the conditions of neighbouring properties. Information Required Provide a Stormwater Management Plan that demonstrates how the increase in hardstand will be managed to ensure rainwater will be controlled and released without creating any adverse effects within the subject site and neighbouring properties. The plan must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland). Issue The submitted documentation does not include sufficient information for Council to assess the proposed driveway crossovers. Information Required Provide additional detail on the access driveways. The detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to: a design generally in accordance with RS-049, RS-050 and any associated addendum; levels and grades of the access driveways; dimensions of the driveways; a longitudinal section extending from the centre of the formation in Safari Street to Unit 1 Garage Pad; a longitudinal section extending from the centre of the formation in Delorme Street to Unit 2 Garage Pad; and demonstrate that a B99 vehicle will not bottom out or scape while entering/exiting each of the driveways. Issue The submitted documentation does not include sufficient information to indicate that the proposed driveway crossover in Delorme Street exceeds the minimum distance of 6 metres from the tangent point of the intersection between Delorme and Safari Street. Council is concerned that the location of the proposed driveway crossover will create a potential traffic hazard about the intersection. Information Required Provide additional detail demonstrating that the proposed driveway crossover in Delorme Street exceeds the minimum distance of 6 metres as described in Noosa Council standard drawing RS-049. The additional detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland). Issue The submitted documentation indicates that the applicant proposes to construct two driveway crossovers within the road reserve, in which minor cuts will be required. Council have concerns regarding the impact the cuts will have on the natural surface and the potential creation of trip hazards within the road reserve. Information Required Provide an amended plan that demonstrates how trip hazards will be eliminated within the road reserve due to the construction of the proposed driveway crossovers. Please note that Council is unlikely to support private retaining structures within the road reserve. The amended plan must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to: the full extent of the transition to the adjoining areas of verge. Issue The submitted documentation does not indicate what existing street trees are to be removed as part of the proposed works. Information Required Provide additional detail demonstrating which trees are to remain and which are to be removed. Any existing street trees in the road reserve that may be affected by the proposed works will require an assessment by a qualified arborist to ensure their health will not be adversely affected. If any are impacted or need to be removed, identify what they will be replaced with. Issue – Community Tile and Common Property Information Required Provide written advice from a Cadastral Surveyor that clearly indicates if the proposed common property over the dividing wall is in accordance of the Land Tile Act and would be suitable for registration upon the completion of the development. due date for response to information request The due date for providing the requested information is 5 December 2022.
