3.2     Location

The subject site is located on land at 20 Peregian Esplanade, Peregian Beach QLD 4573, more particularly
described as Lots 1 & 2 on SP269260. The site is generally rectangular in configuration and achieves a
frontage to Peregian Esplanade of approximately 20m.

Under the Noosa Plan 2020, the subject site is identified as being contained within the Medium Density
Residential Zone category. As illustrated below in Error! Reference source not found.2, the surrounding
locality comprises predominantly Low density and Medium density residential zoning with Environmental
management and conservation zoning to the east and west.
