8.0 CONCLUSION
This development is designed to meet the growing and changing needs of the locality
and new owners of the subject site. It proposes a new 2 Storey Commercial Building
for Business Use with the flexibility of use as Offices or possible Health Care Service
and Food & Drink Outlet as Accepted Development.

In summary:

   •   The proposed use of the site is generally consistent with the vision and desired
       outcomes of the Strategic and Local Plans;
   •   Is sympathetic and complimentary to the heritage character of the local
       streetscape;
   •   The proposed development generally accords with the Performance Criteria of
       the relevant codes;
   •   Is of a density and scale compatible with the surrounding locality and future
       intent of the area;
   •   Is visually appealing, maintains and enhances the existing streetscape and
       character of the locality;
   •   Makes use of existing infrastructure; and
   •   Addresses a demand and need for this type of development in the area.

Generally, we believe this development proposal meets the requirements of the Noosa
Council Planning Scheme and accordingly seek a timely approval with reasonable and
