2.2 Surrounding Land Uses
The subject property is bounded by the former Baptist Church (c.1942) on the west,
now used as an Accountants and Auditors office. To the east are shops and
commercial buildings along Maple Street included in Council’s Heritage and Character
Area Overlay. It is an approximate 376m walk to the Cooroy Train Station in Elm
Street.

This site can be considered as part of the Cooroy Commercial Business Centre as
reflected by the District Centre zoning under the Noosa Plan 2020. The proposed
development and uses will compliment and support the locality.
