Planning Report
As acknowledged in Economic Impact Assessment prepared by IQ Location (Appendix J), the proposed
development has been assessed against employment and consumer impacts.
The assessment report provides the following conclusion:
• The additional 201 permanent retail employees would earn an average annual wage of around $38,532
(as sourced from the ABS). This represents an additional $7.8 million in salary and wages for the local
economy, directly as a result of the proposed development;
• The creation of additional employment which will result from the project, both during the construction
period, and more importantly, on an ongoing basis once the development is completed and operational.
Some 340 permanent positions are likely to result from the proposed development, generating a further
323 jobs within the broader community. In addition, some 417 additional jobs are likely to be created,
both directly and indirectly, from the construction stage; and
• The proposed Noosa Marketplace will provide both full-time and part-time job positions, in total, some
1,080 jobs are projected to be created – both directly and indirectly from the proposed development.
Approximately $7.8 million in salary and wages will be provided to the local economy, as a result of the
proposed development. Please see below extract of the estimated employment impact in Figure 28 for
more details.

8.5. LOCATION ADVANTAGE
The site enjoys a high-profile location within the NBC precinct and offers complimentary benefit from its co-
location with the existing Noosa Civic retail precinct and other showroom facilities along Eenie Creek Road.
The proposed development is well located to serve the Noosa urban area given the critical mass of retail,
large format/showroom and industrial uses throughout and adjoining the NBC. Accessibility to the site is
excellent, reflecting convenient ingress and egress off Eenie Creek Road and Hoffman Drive which are
established and shaded active transport links with wide shared pathways adjacent to shady areas.
Currently, vacant industrial-zoned land is largely located in backstreet, internalised locations, while
NBC land forms a natural extension of Noosa Civic, including the subject site. The Location IQ report, notes
that the Noosa Civic site alone includes nearly 25 hectares of undeveloped land for urban purposes, or
approximately 62% of all. The prospective large format retail and non-retail showroom tenants, which have
