2.2 SITE ANALYSIS
 Site Description
 Site Improvements                                  The has an existing restaurant on site and this will be extended.
 Topography                                         The subject site is generally flat and has a gentle slope from north to
                                                    south of approximately 1m.
    Shape of the Site                               The site is rectangular in shape.
    Site Dimensions                                 The site has street frontage of approximately 24m to Hastings Street.
    Surrounding Development in the                  Development surrounding the site is used predominantly tourist
    Locality                                        accommodations and retail activities at the street level.
    Infrastructure                                  All necessary services and infrastructure is already provided to the site.
                                                    No new facilities are required by this proposal as the site has previously
                                                    been developed.
    Access                                          Access to the site will remain as existing.
    Vegetation                                      The site does not contain any significant vegetation.
    Flooding                                        The site is identified on Council mapping as being with the Flooding and
                                                    Inundation Extent of the Flood Hazard Overlay Map.
    Easements                                       There are no easements affecting the site.
