The information requested is set out below:
Issue
The proposed Outbuilding (Stables) is located within the riparian buffer area.   PO6 of the Biodiversity, Waterways and Wetlands Overlay Code aims to avoid any new development within a riparian buffer area. The planning scheme aims to ensure development is designed and sited to ensure it provides for the protection and the establishment of appropriate buffers to waterways.  Any development within a Riparian Buffer should be for land rehabilitation.  The stables within their current location to do comply with the requirements of the scheme and cannot be supported in their current location.
Information Required
Submit amended plans that ensures the stables are not located within the Riparian Buffer area.
Note – based on a Council review of aerial photography the rear boundary fence does not appear to align with the rear boundary of the property.  Ensure all setbacks are taken from the boundary of the site.
