21 February 2022 Noosa Council [email protected] RE: Response to Further Information Request RAL21/0033 – 60 Glenridge Dr Cooroibah Qld 4565 Council issued an information request on 21 January 2022. The applicant provides the following additional information in response to the items: Items 1 – 20 (Ecology, Bushfire and Restoration) Please find attached response from Conor Neville and Josh Lee responding to the relevant matters associated with ecology, bushfire and restoration. 21. Provide additional detail regarding: 21.1. The available sight lines/distances at the proposed intersection with Glenridge Drive and demonstrate that the sight lines/distances are in accordance with PSP6 21.2. The vehicle access to Lots 3-7 21.3. The access driveway to lots 3 & 5 Please find attached the Engineering Report provided by TOD Consulting Engineers. The report addresses sight lines associated with the access. 22. Provide additional detail on the impacts (depth, velocity, safety) of 100% blockage of the stormwater culverts on the proposed new road 23. Include additional comments regarding the probable maximum flood (PMF) and the impacts on the safety of residents (within the site and on adjoining properties) and road users. Peak Urban describes that in the 100% blocked scenario, the depth of flow exceeds the 0.2m criteria on the upstream lane (with depths up to 0.25m noted), however, is less than 0.2m on the downstream lane. Flow velocity is up to 1.75m/s. Approximately 80m of the road has a hazard greater than the 0.3m2/s criteria (with hazard up to 0.5m2/s noted). Assessment of the PMF is presently being undertaken with further modelling to be provided at the end of the week. 24. Provide additional comment in regard to the recommended minimum floor levels and the potential impacts of the PMF. 25. Provide additional detail to demonstrate that the development (access and all lots) achieves compliance with The Flood Hazard Overlay Code – Performance Outcome PO4. Assessment of the PMF is presently being undertaken, however, if access out of the development is compromised in the PMF event, appropriate flood refuge will be provided within the development (likely in conjunction with the Cul-de-Sac).
