Submission for Proposed Mixed Used Development for Cnr Myall Street and Ferrells Road Cooroy Q 4563 Application no. MCU 14/0056 In considering the proposal to Noosa Shire Council, the council needs to consider the following points. The proposed development would detract from the current “Village” feel that Cooroy has long worked hard to earn and sustain, the development would be the first sight that any tourist would be greeted to when coming from the Highway, this is not what the Cooroy Community requires to promote or enhance our offer of a “Village Community”. A major 24 hour fast food outlet in very close proximity to the district high school is of a concern for our youth, considering healthy eating is being championed in Queensland schools. The close proximity of the proposed development to an aged care facility, noise and elderly safety have to be considered as the development will be open 24 hours which may also attract late night hoons. The Cooroy Police station is not maned 24 hours a day to cope with this, the nearest open police station is situated in Noosa some 20klms away. The proposed Service Station could not be classified as a highway site as it will not be visible from the highway due to fencing , landscaping and the overall position of the building on the site. The site pylon sign which would only be restricted to 5 metres under current Noosa Shire Council bylaws, is situated after the off ramp turnoff point from the highway. The Cooroy community already has existing facilities and services offering food, fuel, accommodation and storage. This new development would place great pressure on these businesses and may even close some of these businesses which in turn effects the whole community in a negative way. The parcel of land for this proposal is currently zoned Rural , a much better use for the land would be if it was to be re zoned Residential. It is the only sizable parcel of land which is still within walking distance to the township. When developed as residential this would in fact expand the Cooroy township and community for the better offering sustained growth. Re zoning as Residential would help the existing businesses grow as well as the added employment in building and construction this would bring. It would also help council with on going infrastructure costs through building and development applications, also rates charges which are would be an ongoing benefit to the council and community, I trust that these points will be taken into consideration when processing the re zoning application as Council must reject this proposal. If at any time you would like to discuss these points please feel free to contact me directly on 0408 468999. Kind Regards Tim Kane 28 Elm Street Cooroy Q 4563 04/03/2015
