     2 THE VISUAL CONTEXT
15   The Site is centrally located in the historical township of Cooroy, within the Noosa Shire
     approximately 1.8km to the northwest of the Bruce Highway via Myall Street (refer to Figure
     1 below).

     2.1 The Site and Adjoining Properties

     2.1.1 The Site
16   The Site is located at 34 Elm Street Cooroy and is comprised of three vacant allotments
     which are to be amalgamated to provide the Site with a total area of 2,013m2. The Site is
     rectangular in shape, is essentially level and has an approximate 52m frontage on the eastern
     side Elm Street and secondary frontages to Diamond Lane to the north and Opal Street to the
     south of approximately 40m and 37m (refer to Figure 2 and 3 below).
