“Adamson Town Planning, specialising in providing higher order town planning advice” d) power supply; and e) telecommunications; The proposed development will be required to supply all infrastructure necessary to service the development. The applicant is currently having discussions with Unitywater about the water supply and sewerage infrastructure being required to service the development. It is proposed to provide full detail design of the stormwater drainage, power and telecommunications infrastructure with the subsequent applications for operational works. Electricity supply infrastructure O18 Uses and works maintain a safe distance from electrical infrastructure including substations, overhead power lines, power poles and transformers. The subject land is constrained by an existing overland power supply line running along the eastern boundary of Lot 3 within Easement D (refer Attachment 1). It is not expected that this infrastructure will have any bearing on the development of proposed Lot 2, given the easement is already in place and the application is to be referred to Energex. O19 Stormwater run-off is managed so as not to cause any adverse impacts on the built or natural environment including changes in quality, quantity or location of stormwater discharges. Details of the how the stormwater run-off for the development is to be provided at the operational works stage. Having regard to the nature of the development, the fall of the land towards Eenie Creek, all stormwater drainage will be treated and managed before being discharged offsite. O21 Land development responds to the distinctive landscape character of the site by utilising the natural features of the site, which include – a) watercourses and drainage lines; b) significant trees; c) understorey vegetation; d) rock outcrops; and e) views. O22 Native vegetation, including individual mature trees are retained, protected, maintained and supplemented, with particular consideration given to— a) roadsides; b) the amenity of adjoining land uses; and c) the protection of environmentally sensitive areas. O28 The natural environmental and cultural values of land in the Open Space Conservation Zone are not adversely affected by subdivision, and land in freehold tenure in this zone is not subdivided. O29 Lands with high biodiversity values which warrant conservation status are formally protected for the long term. 18028 – Stockwell Development Group Pty Ltd Page 18
