The information requested is set out below:
Issue
The submitted documentation does not include a Stormwater Management Plan. As part of the higher order approval, RAP19/0035, Condition 14 requires a site-specific Stormwater Management Plan to be submitted.
Council notes that HR Design’s drawing C02 Site Plan references two “grated drains to hydraulic engineer’s detail” of which has not been provided as part of this application.
Information Required
Provide a site-specific Stormwater Management Plan that demonstrates how the rain water generated on hardstand and impervious areas will be collected and released. The plan should include comments by the hydraulic engineer regarding the grated drains.
Issue
The submitted documentation indicates that the applicant proposes to construct a driveway crossover within the road reserve below the existing surface level. Council have concerns regarding the impact the cut will have on the natural surface and the potential creation of trip hazards within the road reserve.

Information Required
Provide an amended plan that demonstrates how trip hazards will be eliminated within the road reserve due to the cut required to construct the driveway crossover. Please note that Council is unlikely to support private retaining structures within the road reserve. The amended plan must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
the full extent of the transition to the adjoining areas of the verge.
Issue
The submitted plans do not include sufficient detail on the access driveway.
Information Required
Provide additional detail on the access driveway. The detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
demonstrate that a B99 vehicle will not bottom out or scape while entering/exiting the driveway.
Issue
It is unlikely that Council will support the relocation of the existing Pandanus tree located within the road reserve due to its current health.
Information Required
Provide additional detail (species, location, etc) discussing replanting options. Council suggests a 100-litre street tree to replace the existing Pandanus tree. Council would prefer the proposed street tree to be either a: Banksia Intergrifolia, Tuckeroo, Callistemon Viminallis or another approved species. The additional detail must be prepared by a suitably qualified person.

If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
