Dear Sir/Madam,
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	OPW22/0145
Street Address:	26 Dayspring St Sunrise Beach Qld 4567
Real Property Description:	Lot 57 N 21851
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
Council note that the higher order RAP has not been approved at this time. Council is unlikely to approve this Operational Works application until the RAP has been approved.
The information requested is set out below:
Issue
Council is unlikely to support the removal of this significant mature street tree. Therefore additional justification is required.
Information Required
Provide an Arborist Report detailing the Tree Protection Zone and the health of the tree;
Amend the plans to relocate the driveway to a location that does not impact the Tree Protection Zone (TPZ) and ensures its health; and
If the driveway cannot be relocated, provide an alternative option to allow the retention of the tree that ensures its health.
Issue
There is insufficient information for Council to assess the proposed driveway crossover and manoeuvring area.

Information Required
Provide additional detail on the access driveway and manoeuvring area. The detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
dimensions, levels and grades of the driveway;
a design generally in accordance with RS-049, RS-050 and any associated addendum;
a longitudinal section extending from the centre of the road formation in Dayspring Street to the garage pad level; and
demonstrate that a B99 vehicle will not bottom out or scape while entering/exiting the proposed driveway.
Issue
The submitted documentation indicates that the applicant proposes to construct a driveway crossover within the road reserve, in which a minor cut will be required. Council have concerns regarding the impact the cut will have on the natural surface and the potential creation of trip hazards within the road reserve.
Information Required
Provide an amended plan that demonstrates how trip hazards will be eliminated within the road reserve due to the construction of the proposed driveway crossover. Please note that Council is unlikely to support private retaining structures within the road reserve. The amended plan must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be limited to:
the full extent of the transition to the adjoining areas of verge.
Issue
It is unclear from the submitted documentation what purpose the existing access and driveway along Wollomia Way will serve. The driveway is a substantial width and appears excessive for a secondary driveway.
Information Required
Provide additional comment demonstrating the purpose of the existing access and driveway along Wollomia Way and how it will function.
due date for response to information request
The due date for providing the requested information is 19 September 2022. Email your response to [email protected]. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
