Dear Mark

Sunrise Beach Aged Care Facility
Council Reference No.: OPW18/0343
Proposed Minor Change Application

We refer to the above project and submit for Council’s approval a Minor Change application to OPW18/0343. The
change proposed is the relocation of the proposed stormwater from its current approved location in the road reserve to
the revised location along the eastern and northern boundary of Lot 9. It is proposed that the stormwater main will be
placed in a 4m wide drainage easement as indicated on the drawings.

The proposed change is due to the following reasons:

 The revised alignment minimises the extent of works in the road reserve and thereby minimises the disruption to the
      public.

 The length of new pipe work and removal of existing pipework is significantly reduced.

 The current approved alignment requires works around and under existing live services (including electrical, comms
and sewer). These can be avoided under the proposed realignment.

 All works can be carried out in private property and have the consent of the property owner.

 The current approved design required the stormwater to change to RCBC for a short section where it passes under
an existing sewer main. The revised alignment no longer crosses this sewer main, meaning a consistent 1800mm
dia pipe can be maintained for all new pipework

In addition to the above, we have included a note on drawing 3001-112 to clarify the extent of tree clearing required along
the verges of Grasstree Court to allow the installation of services and construction of the 2m wide footpath. A future
Landscape application will be lodged to address the landscaping proposed along theses verges.
