Refuse the representations made for the following reasons:
1.		Condition 1 is relevant and details requirements of the approval such as landscaping and stormwater that are required to be undertaken before the use of the shed commences.
2.	Conditions 2 and 3 are consistent with PO5 (b) and (c) of the Rural Residential Code and ensure that the location of the shed does not present an appearance of bulk to adjoining properties or road and maximises the opportunity for retention of vegetation.
3.	Condition 7 is an appropriate bond based on the level of screen planting required along the front boundary.

You are entitled to appeal against this decision as previously outlined in the Decision Notice.  A copy of the relevant appeal provisions from the Planning Act 2016 was included in the Decision Notice.
